We work with three professional inventory companies, local to the area and experienced in dealing with student properties. They offer a combined check out, inventory & check in package. Prices vary based on property size.
Administrative service for arranging and preparing a HMO application for mandatory or additional licencing.
Whilst every effort is made to ensure that each tenant is happy during their tenancy, unfortunately for reasons beyond the control of ourselves or the landlord, from time to time, a tenant may request to reassign their room to a new tenant during the tenancy. This is something we can accommodate, to avoid any eventuality with loss of rent. The service is FREE to our Fully Managed landlords, however for landlords on an existing Rent Collection or Let Only Service, a fee is chargeable of 3%+VAT calculated at the annual rent proportion of the particular tenant e.g. £500 per month would cost £300+VAT to complete the reassignment.
Although our aim is to take every care in managing the property, ROMAN CITY PROPERTY MANAGEMENT LTD cannot accept responsibility for the non-payment of rent or other defaults by tenants, or any associated legal costs incurred in their collection.
